In Ohio, attic mold is extremely common. During the inspection, our expert will evaluate the conditions present in your attic that are directly attributable to feeding the mold infestation.

Some common sources of attic mold are:

  1. Inadequate Attic Ventilation
    • Proper attic ventilation is essential, especially in our NE Ohio climate that ranges in temperature from 20 below to over 100 degrees.
    • In the winter, poor attic ventilation doesn’t allow the moist air from your home to flow evenly over the underside of the attic sheathing. This trapped moist air saturates wood. As soon as the temperature rises above 40 degrees the mold will start to grow. The seasons and years cycle by and the problem grows with the mold.  
    • In the summer that same ventilation issue will work in reverse causing  extreme attic heat. This leads to premature roof sheathing deterioration and places major stress on your HVAC system as it struggles to cool your home. Mold loves it. 
    • Your attic needs equal intake and exhaust ventilation (usually soffits and ridge) to create a balanced system allowing constant air flow.
  2. Improperly Installed Exhaust Fans
    • Improperly routed or the complete lack of ventilation fans in the bathrooms, kitchens or laundry rooms are major mold growth contributors. If they are just exhausted in the attic you need to fix it.  
    • Check all vents and plumbing stacks to make sure they terminate outside of your home. 
  3. Moisture Intrusion 
    • Existing or past roof issues or leaks
    • A roof leak causes moisture buildup that feeds mold throughout the affected area. 
    • Moisture can also condense and buildup on the roof sheathing, creating a breeding ground for attic mold.
    • An ice dam or ridge of icicles forms on the edge of the roof and prevents melting snow from draining properly off the roof. The water backs up behind the dam and can leak into the attic.
    • Faulty or missing gutters or downspouts
    • Siding failure from wind damage or improper installation
